Home Seller’s Checklist

Notify your realtor and Hazelwood Title as soon as possible if any of the sellers are unable to attend closing or if you plan to use a power of attorney. The guidelines for using Power of Attorneys require us to review all forms in advance.

Please complete the following several days before your settlement date:

  • Notify us if there have been any deaths, divorces or marriages since you acquired title to the property.
  • Provide the name, address, and account number for any loans you have associated with the property. We will also need your social security number to verify your account with the lender. Some lenders require written authorization.
  • Provide Hazelwood Title & Escrow with a contact from your homeowner’s association, so we may properly prorate any association fees.
  • If the property is in an HOA or Condo Association, order the resale disclosure package which is to be provided to the buyer prior to settlement.  Notify Hazelwood Title and Escrow if there are any fees for the package to be collected at settlement or if you have paid for it.
  • Notify your realtor and Hazelwood Title & Escrow immediately if you will be paying off an FHA loan to avoid incurring additional interest charges.
  • Notify your realtor and Hazelwood Title & Escrow immediately if you are a Foreigner with or without a tax ID number as you will need to file an 8288A/B form with the IRS prior to settlement to determine if the IRS will require us to withhold 10% of the sales price and have it sent to them.

Please Complete Several Days Before Settlement

  • Advise Hazelwood Title & Escrow if your proceeds will be used to purchase another property and need to be wired to another settlement agency.
  • Arrange for a final reading of your utilities.
  • Make certain that the house will pass the final walk-through inspection and all contract repairs have been completed with receipts provided at the closing for the buyers.
  • Arrange for removal of any items that you will not be moving with you.

Please bring the following items with you to settlement:

  • Keys, garage door openers, equipment and appliance warranties should be left at the house.
  • You will need to provide a forwarding address.
  • Any special instructions regarding disbursement of your proceeds must be provided. We disburse funds by wire transfer, overnight mail or pickup at our office within 48 business hours, once we are on record at the county courthouse. If you need the proceeds forwarded to another settlement office, we will be happy to accommodate your request.
  • If using a power of attorney, bring the orginal, notarized power of attorney, which will be recorded at the courthouse.
